ISoldMyHouse vs ClozeEZ: What $299 Buys, What $200 Buys

ISoldMyHouse.com is one of the oldest names in the flat-fee MLS business, operating since 1997 out of Connecticut and claiming more than 100,000 homes sold. It sells Arizona sellers an MLS listing for a few hundred dollars upfront. ClozeEZ sells the transaction itself, contracts through closing, for $200 owed only if you close. They overlap on one word, flat, and differ on nearly everything else, so this page compares them on what each actually does.

Photo caps vary by MLS, so confirm the number for your board before you buy. Either plan buys an MLS listing placed through a partner brokerage, with syndication to Zillow and the other portals and buyer leads forwarded to you. Everything after the lead, pricing, showings, negotiation, paperwork, disclosures, and closing, is yours to run.

  • Their own FAQ tells sellers a buyer-agent commission is required, recommending 2 to 3 percent. It is actually negotiable everywhere since the 2024 NAR settlement, and that difference in framing is worth your attention.

Where ISoldMyHouse is genuinely strong

Longevity first: twenty-five-plus years in a category where companies come and go is a real credential, and their BBB A+ rating dates to 2018. The product does what it says on the simplest reading: your home goes on the MLS, syndicates out to the portals where buyers actually look, and leads come to you instead of to a listing agent. At $399 with 25 photos and unlimited changes, the Get SOLD tier is competitively priced against the Arizona flat-fee field, and Arizona is not one of the seven states where they charge legal-service surcharges. If MLS exposure is the one thing you want, they are a legitimate place to buy it.

They have also built an enormous content library, state-by-state FSBO guides and a step-by-step selling masterclass, that many sellers find before they find anyone else. That reach is earned.

Where the comparison turns

Read the photo line. The $299 Arizona tier includes up to six photos. Buyers scroll listings on phones, and a six-photo listing sits next to competitors showing twenty-five. If you buy from them, the extra $100 for Get SOLD is close to mandatory in practice, so compare at $399, not $299.

Ask who your broker is. An MLS listing legally requires a licensed broker, and Arizona is not among the eight states where their founder's own brokerage holds a license, so your listing is placed by a third-party partner their Arizona page does not name. The partner broker is who is responsible for your listing and who you call when something breaks. Some customer reviews allege listings get subcontracted onward with additional compliance fees; those are allegations we could not confirm, but the underlying question, who exactly is my broker, deserves an answer before you pay, especially since their site states there are no refunds once a listing activates.

The buyer-agent framing is out of date. Their how-it-works page tells sellers they are required to offer a buyer-agent commission of 2 to 3 percent. Since the 2024 NAR settlement, no seller anywhere is required to offer one; it is a negotiable term decided offer by offer, and MLSs cannot even advertise it. Most MLS sellers still choose to offer something, and that choice is defensible, but a seller budgeting from their page would treat $9,000 to $13,500 on a $450,000 sale as a fixed cost when it is a lever they control.

The product ends where the work begins. Their model forwards you leads and stops. The Arizona purchase contract, the SPDS deadline, the ten-day inspection period and BINSR response, negotiation, and closing coordination are all on you with no tooling. That is not hidden, it is the deal, but it is exactly the layer ClozeEZ was built to carry, and it is where FSBO sales actually go wrong.

Reviews are worth your own five minutes. Their Trustpilot page showed a 2.9 rating on a handful of reviews when we checked, against a strong BBB rating and healthier third-party-reported Google numbers, all on small samples for a company claiming 100,000 homes sold.
