Flat Fee MLS Arizona: Every Option Compared
If you want your home on ARMLS without paying a percentage commission, Arizona has a genuinely competitive market of flat-fee brokers. This page compares them on what they actually cost, including the closing percentages that headline prices routinely hide.

The Headline Price Is Often Not the Price
Look at the cheapest row. List With Freedom advertises $89, which wins the click and tops a lot of "cheapest flat fee MLS" lists. Their own pricing page also shows 0.5% at closing on that tier.
On Arizona's roughly $445,000 median home, that is $89 plus $2,225, a real cost of $2,314. The advertised price is under 4% of what you actually pay.
Houzeo works similarly in reverse: their cheapest tier has no closing percentage, but the tiers with the better features carry 0.5% to 1.25% at closing with a $999 minimum. Read which tier the percentage attaches to.
The providers with genuinely no percentage at close (Congress Realty's self-service tiers, Mountain Lake Realty, AZ FSBO Pro, Homecoin) deserve credit for that, and it makes their higher headline prices frequently cheaper in total.
Ask Who Your Actual Broker Is
An MLS listing legally requires a licensed broker. National platforms handle this by partnering with in-state brokers, and many do not name that broker publicly: you find out after you pay.
That matters because the partner broker is who is responsible for your listing, who fixes errors, and who you call when something goes wrong. Providers that name an Arizona broker up front (Congress Realty, Mountain Lake Realty's Dash List LLC, AZ FSBO Pro's Crossroads Brokerage) are giving you information the others are withholding.
A structural detail worth knowing: several "national" platforms route Arizona listings through the same small set of local brokers. Congress Realty's designated broker also appears among Houzeo's listed Arizona brokers. The brand on the website is not always the brokerage on your listing.
Two Things to Verify Before You Pay
1. Photo count. Congress Realty's $299 Basic tier includes six photos. FSBO.com's $99 tier includes ten. Buyers scroll listings on phones, and a six-photo listing looks thin next to a twenty-five-photo one. Check what the tier you are buying actually includes, because upgrading later usually costs more than buying the right tier first.
2. Listing duration and changes. Six months is common, twelve on some tiers. Price-change limits are real: some tiers cap you at five MLS changes. If you expect to adjust price, buy accordingly.
One Provider That Is Not Available Here
Beycome appears on many "best flat fee MLS" lists and is frequently recommended for Arizona. Their own site lists the states they operate in: Alabama, California, Connecticut, Florida, Georgia, Illinois, Indiana, Michigan, Minnesota, North Carolina, Ohio, South Carolina, Tennessee, and Texas. Arizona is not among them. If a comparison article recommends Beycome to you as an Arizona seller, that article has not checked.
What Flat-Fee MLS Does and Does Not Buy You
Does: your home on ARMLS, syndicating from there to Zillow, Realtor.com, Redfin, and the rest. That exposure is the product, and for many sellers it is worth the fee on its own.
Does not: handle the transaction. Once an offer arrives, you still need the Arizona purchase contract, the SPDS delivered on deadline, the ten-day inspection period and any BINSR response, and coordination with a title company. Most flat-fee MLS tiers hand you leads and stop there. Some include DocuSign; few include contract generation or offer management.
That gap is where ClozeEZ sits, and the two are not mutually exclusive: a seller can buy MLS exposure from a flat-fee broker and run the transaction on ClozeEZ for $200 at closing.
Is Limited-Service Listing Even Allowed in Arizona?
Yes. Arizona is not a minimum-service state. Per the Arizona Association of REALTORS, Arizona statutes do not prohibit limited-service listings, provided there is a written waiver, preferably in the listing agreement, and an MLS notation that no licensed representative is available to present or negotiate offers.
How to Choose
- Total cost, not headline cost. Multiply any closing percentage by your expected sale price and add it to the upfront fee.
- Named Arizona broker, or at least a clear answer when you ask who it will be.
- Photo count and listing duration on the specific tier you are buying.
- Whether you need MLS at all. If you already have a buyer, or you are selling to an investor or a family member, you may be buying exposure you do not need.
