What a title & escrow does in an Arizona sale

A title and escrow company is the neutral third party that runs an Arizona home closing. It wears two hats. As the title insurer, it searches the county records to confirm the seller really owns the home and that no old loans, liens, or claims are stuck to it, then insures the buyer against surprises in that history. As the escrow agent, it is the referee: it holds the buyer's deposit and loan money, collects the signed documents, makes sure every promise in the contract got kept, and only then records the sale and pays everyone out.

Arizona is an escrow state. No attorney is required to close a home sale here; the title company handles the entire closing for both sides, whether or not anyone has an agent.

What to ask WFG National Title before you hire

  • An escrow officer who regularly closes by-owner transactions and will shepherd unrepresented parties through signing
  • Responsiveness: your calls and emails answered the same day during escrow
  • A clear seller net sheet quote up front, with the escrow fee and title premium itemized
  • Wire-fraud discipline: phone verification of wiring instructions as standard procedure
  • A physical office you can visit for signing if you prefer paper over mobile notary
  • Licensed in Arizona with an underwriter you can name

What title & escrow typically cost in Arizona

Two main line items, both paid at closing out of the transaction. The owner's title insurance policy customarily comes out of the seller's side in Arizona and typically runs a few tenths of a percent of the sale price, often roughly $1,500 to $3,000 on a median Valley home. The escrow fee is customarily split between buyer and seller, with each side's half commonly in the $500 to $1,000 range depending on price and company.

The buyer separately pays for a lender's title policy when there is a loan. All of it is negotiable in the contract, and quotes are free: call two or three companies with your expected price and compare net sheets before you list.
