A title and escrow company is the neutral third party that runs an Arizona home closing. It wears two hats. As the title insurer, it searches the county records to confirm the seller really owns the home and that no old loans, liens, or claims are stuck to it, then insures the buyer against surprises in that history. As the escrow agent, it is the referee: it holds the buyer's deposit and loan money, collects the signed documents, makes sure every promise in the contract got kept, and only then records the sale and pays everyone out.
