Methodology
Figures are drawn from active residential listings in Arizona on the ClozeEZ platform at the time of publication, refreshed automatically. Median values are the middle value of the set rather than an average, which keeps a handful of very high-priced listings from skewing the result.
An important limitation, stated plainly: these are asking prices on active listings, not closed sale prices. Asking prices generally run above final sale prices, and the two series should never be compared directly or mixed in the same sentence. For closed-sale data, ARMLS and the county recorder are the authoritative sources.
Inventory counts reflect what is listed on ClozeEZ and are not a census of every home for sale in Arizona. City-level figures cover the ten cities with the most active listings.
