What this page will show
Once transactions close, this report will carry the running count, total sales volume, commission avoided at the traditional rate, platform fees actually charged, and the net difference, each computed from closed transactions rather than modeled. In the meantime, the commission calculator shows what the math looks like for an individual sale.
Methodology
Every figure comes from transactions marked closed on the ClozeEZ platform. Sale price is the agreed contract price, using the countered price where one was accepted. Nothing on this page is modeled, projected, or extrapolated from active listings.
"Commission avoided" applies a traditional total rate of 6% to the closed sales volume. That is a comparison against the historical convention, not a claim that every one of these sellers would otherwise have paid exactly that rate; commissions have always been negotiable, and since the 2024 NAR settlement buyer-side compensation is separately negotiated. Some sellers would have paid less; some would have paid more.
"Platform fees charged" counts the flat $200 Platform Success Fee per party, charged only at closing. It does not include third-party closing costs such as title insurance, escrow fees, or HOA transfer fees, which a seller pays under either selling method and which are itemized in the calculator.
No individual transaction, address, or party is identified here. All figures are aggregate.
Why we publish this
Any platform can claim sellers save money. Very few publish a verifiable running total and the method behind it. This page exists so the claim can be checked rather than taken on faith, including when the number is zero.
