Ridley charges $1,499 to $5,999 for an AI-guided listing with MLS placement through a partner brokerage; ClozeEZ is a for-sale-by-owner platform that lists your home free and charges a flat $200 at closing, without MLS placement. Ridley launched in Arizona in July 2026 with real MLS distribution and an option to pay nothing until closing. This comparison is not "them bad, us good": they built a genuinely good product and they solved a real problem.

The difference is what you are buying, and a few contract terms worth reading before you sign.

The photography line is worth knowing. Ridley's own FAQ, under "Are there any hidden costs?", lists "standard home preparation expenses (like professional photography)" as costs the seller bears. Neither company includes photos; budget for them either way.

A correction ClozeEZ owes them. An earlier version of this page said Ridley's tiers were $999 to $1,499 and that if your home doesn't sell "Ridley has your $1,000+ and you have nothing." Both statements were out of date. Ridley restructured its pricing in 2026 and now offers Pro Pay Later at $0 down with nothing owed if the home doesn't close. ClozeEZ was wrong, and would rather correct it here than leave it up.

What remains accurate: Ridley's own User Services Agreement states that "all upfront fees are non-refundable immediately upon payment," so the Essentials and Pro tiers are a real commitment before you know the outcome. Pro Pay Later is not.

And the fair point against ClozeEZ: among the options on this page, Ridley Pro Pay Later is the one that gives MLS exposure and a dedicated agent with nothing owed until closing; a traditional listing agent offers the same structure at a commission. ClozeEZ risks nothing either, but it does not include MLS or an agent. If MLS exposure with no money down matters more to you than the price gap, that is a legitimate reason to choose them.

Neither Company Is a Brokerage

An earlier version of this page described Ridley as a licensed brokerage. That was also wrong, and their own documents are clear about it:

"Ridley is not a licensed real estate brokerage, law firm, or professional services provider." — Ridley User Services Agreement, §2(a)

"Ridley Technologies, Inc is a software provider and does not provide real estate brokerage services. Licensed services are offered through Ridley Homes, LLC and third-party partners." — site footer

"Ridley does not list properties directly on the MLS. A licensed third-party brokerage will be solely responsible for the User's MLS listing."

So the structure is the same shape: a software company working alongside licensed partners. ClozeEZ is also not a licensed brokerage, and says so just as plainly. Ridley reaches the MLS through a licensed partner broker; ClozeEZ does not place listings on the MLS at all.

Where Ridley Genuinely Wins

  • MLS on every tier, including their cheapest. ClozeEZ does not include MLS placement; Ridley starts at $1,499 and every tier has it. If MLS exposure is the point, Ridley is built for it.
  • A dedicated licensed agent on the Pro tiers, handling pricing strategy, offer negotiation, contract review, and closing coordination. ClozeEZ does not provide an agent; it provides the tools for you to do that work yourself.
  • You can bring your own agent: Ridley compensates them directly, with no brokerage change.
  • A genuinely contingent option. Pro Pay Later is $0 upfront with nothing owed if the home doesn't sell. That used to be ClozeEZ's unique argument; it isn't anymore, and pretending otherwise would be dishonest.
  • Included extras: professional yard sign, e-signatures, deadline tracking, buyer-facing AI chat on the listing, and an Opendoor cash-offer option for eligible sellers.
  • Real Arizona investment: local launch coverage, per-city market pages with current data, and Arizona-specific guides.

If MLS exposure matters to you, or you want an agent involved, Ridley is a legitimate choice and ClozeEZ would rather you pick them than have a bad sale here.

Where ClozeEZ Wins

  • $200, and only if you close. About an eighth of Ridley's cheapest option, with nothing owed if the home doesn't sell.
  • No listing agreement, ever. Ridley's Pay Later tier requires a 12-month exclusive and charges $499 if you pull the listing to sell off-platform. ClozeEZ has no listing agreement, no exclusivity, and no cancellation fee. You can leave at any time for any reason.

Ridley's Pro tiers put a licensed agent to work on your sale: pricing strategy, negotiating offers, reviewing contracts, coordinating the close. ClozeEZ puts the paperwork and the process in your hands and stays out of the negotiation.

For some sellers that distinction is the whole decision. If you want someone else handling the negotiation, Ridley's Pro is built for that and ClozeEZ is not. If you would rather run the sale yourself and keep every dollar of the listing side, ClozeEZ is built for that and Ridley is not.

A Note on Ridley's Savings Claim

Ridley advertises that sellers save an average of $43,639. That figure appears on their homepage without published methodology; the testimonials shown there cite Colorado and California sales with savings of $65,000 and $130,000.

Their own Phoenix market page, dated August 2026, gives the Arizona number: a median Phoenix home of $459,770, an average seller commission of $13,793, and a Ridley saving of $9,794. That is a real saving and worth having. It is also about a fifth of the headline, and it is calculated against their $3,999 tier.

The Honest Trade-Off

Ridley's range runs $1,499 to $5,999 and includes the MLS. ClozeEZ is $200 at closing and does not.

If you want MLS exposure or an agent negotiating for you, Ridley sells that and ClozeEZ does not. If you already have a buyer, or you want to market directly and keep the process in your own hands, ClozeEZ gets you to closing for $200 with no agreement to sign.

Is my home on Zillow with ClozeEZ? Not automatically. On ClozeEZ your listing lives on ClozeEZ; you can also post to Zillow yourself for free, and that carries to Trulia. Zillow places for-sale-by-owner listings under a separate "Other Listings" tab rather than the main "Agent Listings" results, and by Zillow's own statement those tabs cannot be combined. If day-one MLS exposure is non-negotiable, a flat-fee MLS broker or Ridley is the honest answer.
