Redfin vs ClozeEZ: What Redfin Actually Costs in Arizona
Redfin is a full-service brokerage with a real discount and enormous buyer traffic. It is a legitimate choice. But the "1% listing fee" most people have in mind is not what an Arizona seller typically pays, and the details matter more here than in most comparisons.
Start With the Correct Number: 2%, Not 1%
Redfin's own fee disclosure page, last updated September 2025, lists a 2.0% listing fee across its markets, with minimum commissions by market:

Scottsdale, Mesa, Chandler, and Gilbert fall inside Redfin's Phoenix market rather than having their own rates.
The 1% is conditional. In Redfin's own words: "Sell for a 1% listing fee only if you also buy with Redfin within 365 days of closing on your Redfin listing." Mechanically, they charge 2% at closing and send you a check for the difference after you close a purchase through Redfin. If you do not buy, buy elsewhere, or buy after a year, you paid 2%.
Many comparison sites still quote 1.5%. That figure is stale.
Three Details That Change the Math
1. The fee goes UP when the buyer has no agent. From Redfin's published terms: "Listing fee increased by 1% of sale price if buyer is unrepresented." So 2% becomes 3% in exactly the scenario where no buyer-side agent is being compensated at all. This is Redfin's own disclosed term, and it is the single most surprising line in their fee schedule.
2. Minimum commissions bite on lower-priced homes. Phoenix's $4,500 minimum means any home under $225,000 pays more than 2% effectively. A $150,000 Tucson home hits the $4,000 minimum, which is 2.67%.
3. Buyer-agent compensation is separate. Redfin states plainly that "any buyer's agent fee the seller chooses to cover" is not included. In Arizona this now runs through the purchase contract as a negotiated concession, because ARMLS removed all compensation fields on August 1, 2024 following the NAR settlement. Redfin's own research puts the average U.S. buyer's agent commission at 2.42% in Q3 2025.
Realistic Arizona total. On the state's roughly $448,000 median sale price: 2% listing ($8,960) plus a 2.42% buyer-agent concession ($10,842) is about $19,800, or 4.42%, versus $200 at closing on ClozeEZ.
The Partner Agent Trap
This is the detail most likely to affect an Arizona seller outside Phoenix or Tucson. Redfin refers customers to Partner Agents, who work for other brokerages, when demand is high, when the home is below Redfin's minimum price (which varies by market and is not published), or when the home is outside their direct service area.
Redfin's own language: "we can't guarantee our 1%–2% listing fee for customers who work with a partner agent," and "Partner Agent transactions do not qualify for Redfin's listing fees or other incentives."
Practically: if your home is in Prescott, Yuma, Lake Havasu, Sierra Vista, or much of rural Arizona, or is priced below their undisclosed minimum, you may not get the Redfin fee, the Redfin agent, or the Redfin experience. Your listing agreement is with a different brokerage at that brokerage's rate.
Where Redfin Genuinely Wins
- Traffic. Redfin.com is among the most-visited real estate sites in the country, and your listing gets premium placement on it. ClozeEZ cannot match that reach and we are not going to claim otherwise.
- It is genuinely full service. A licensed agent handles pricing, marketing, negotiation, and closing. Professional photography and a 3D walkthrough are included in the fee, not billed to you.
- A real brokerage with real accountability. Redfin carries errors-and-omissions coverage, supervises its agents, and can be held responsible. That is materially different from a software platform.
- Redfin absorbs listing marketing costs rather than passing them through.
- They publish their fees. Redfin discloses rates and minimums by market on a public page. Most brokerages do not, and they deserve credit for it; it is also what makes this comparison possible.
- 2% is a real discount against a traditional listing side of 2.5% to 3%.
Where ClozeEZ Wins

What About Agent Workload?
Redfin's model puts substantially more transactions through each agent than the industry norm. Against NAR's finding that the typical individual agent handled nine transaction sides in 2025, Redfin's lead agents handle roughly 25 brokerage transactions a year, around two to three times the volume. Redfin would say their support-staff model provides redundancy and consistency. It is a real structural difference either way, and worth asking about if you interview one.
Redfin's BBB profile shows an F rating with 65 complaints and 28 unanswered, against about 49,000 brokerage transactions a year. That is a very small sample relative to volume, and we would not draw a sweeping conclusion from it, but the complaint-response record is a fact.
The Honest Decision
If you want a licensed agent to run your sale and you value redfin.com's buyer traffic, Redfin at 2% is a legitimately cheaper way to buy that than a traditional 3% listing. Compare it to full-price agents, not to us.
If you are prepared to handle showings and negotiation yourself, the gap between $8,960 and $200 on a median Arizona home is the argument, and it is a large one.
Note on Ownership
Redfin was acquired by Rocket Companies in an all-stock deal valued at $1.75 billion that closed on July 1, 2025, and is now a wholly-owned subsidiary, delisted from Nasdaq. The brand and website continue to operate. Rocket cut about 2% of its combined workforce weeks after closing and offered voluntary buyouts in March 2026 as integration continued.
