Clever vs ClozeEZ: A Discounted Agent or No Agent at All?
This is not a comparison between two versions of the same thing, and pretending it is would not help you. Clever Real Estate (listwithclever.com) is an agent-matching service: it connects you with two or three traditional full-service agents who have agreed to a discounted listing fee, and Clever takes a referral cut of the agent's commission when you close. ClozeEZ is software for selling your home yourself, with no listing agent anywhere in the deal.
The real question this page answers is the one behind the search: do you want a cheaper agent, or no agent? Here is the honest math for both.
TL;DR
- Clever matches you free with agents from established brokerages who charge a 1.5% listing fee with a $3,000 minimum, paid at closing. On top, Clever's own site notes a buyer's agent commission of "usually 2.5 to 3%" still applies for most sellers, so plan on roughly 4% to 4.5% all-in. (Verified against listwithclever.com, September 9, 2026.)
- ClozeEZ is a self-service platform: list free, run the sale yourself with Arizona's contracts and disclosures generated for you, pay a flat $200 only at closing. Offering a buyer-agent commission is just as optional here as it is there.
- On a $450,000 Arizona home: Clever's listing side costs about $6,750; ClozeEZ costs $200. Add a 2.5% buyer-agent offer to either and the gap stays the same $6,550.

Where Clever is genuinely strong
Credit where due, because pages that only sell don't get cited. Clever has built the most credible discount path to a full-service agent in the country: a 4.9 Trustpilot rating across more than four thousand reviews, an A+ BBB accreditation, and partner agents drawn from brokerages you have heard of (their FAQ names Keller Williams, Century 21, RE/MAX, Coldwell Banker, and eXp). The matching is free and no-obligation, you can reject the matches, and 1.5% against a typical ~3% listing fee is real money: about $6,750 saved on a $450,000 Arizona sale.
If you have already decided you want an agent running your sale, Clever is one of the best ways to hire one for less, and we would rather tell you that plainly than fudge it.
Where the comparison turns
The fee is smaller, not small. Clever's discount halves the listing side; it does not eliminate it. $6,750 on a $450,000 home is still 33 times ClozeEZ's $200, and the $3,000 minimum means the percentage discount fades on lower-priced homes: a $180,000 condo pays the same $3,000 that 1.5% would charge on $200,000.
The buyer side is the bigger line on both platforms, and identical. Clever's own homepage says the 2.5% to 3% buyer-agent commission "still applies" for most sellers. That is also true for many FSBO sellers who choose to offer one. Since it is the same negotiable decision either way, the honest comparison is the listing side alone, and there it is $6,750 versus $200.
You are signing a listing agreement. With Clever, you contract with the matched agent, not with Clever, under a standard listing agreement. That is a normal, full-service arrangement, with everything that implies: the agent runs the process, buyers come through the agent, and the terms of exit are whatever the agreement says. ClozeEZ has no listing agreement because there is no listing agent; you deal with buyers directly and stop any time.
No guarantee behind the savings pitch. Clever advertises that sellers "save $7,000 on average," and their own terms and conditions state that savings claims "are premised upon mathematical assumptions and hypotheticals that may not be applicable to every situation." There is no money-back or savings guarantee. ClozeEZ's version of a guarantee is structural: if your home does not close, you owe nothing.
Their FSBO content is a funnel. Clever publishes extensive "how to sell by owner in Arizona" content that concludes FSBO homes sell for about 18% less and ends with a CTA to get matched with an agent. Read those numbers knowing who benefits from them; the studies behind headline FSBO discounts largely predate modern FSBO platforms and lump in non-market sales between family members. Which should you choose?
Choose Clever if you want a full-service agent handling your sale and your goal is simply to pay that agent less. That is exactly what it is for, and it does it well.
Choose ClozeEZ if you are willing to host your own showings and negotiate your own deal in exchange for keeping the listing side entirely: the platform generates Arizona's purchase contract and SPDS, manages offers and e-signing, verifies buyers, and coordinates title through closing for $200, owed only if you close. Run both scenarios through the seller net sheet with your real numbers before deciding; the difference is your answer.
