It was Arizona's first community of its kind: Kaiser-Aetna bought the 4,236-acre McCormick ranch in 1970 for $12.1 million, then the largest single land sale for a planned community in the state, and built out a plan that folded housing, schools, retail, and recreation together.
The name comes from Fowler McCormick, president of International Harvester, whose adobe ranch home stood near Scottsdale and Indian Bend roads. Housing is largely 1970s and 1980s single-family homes, patio homes, townhomes, and lakefront condos: an older, more established stock than north Scottsdale, at generally more accessible price points. Eleven man-made lakes and about 25 miles of internal greenbelt define the layout; the lakes began as stock ponds around the McCormick horse stables.
