ClozeEZ's guide to Vistancia, Peoria: Vistancia is a roughly 7,100-acre master-planned community in north Peoria, framed by White Peak, Twin Buttes, and views toward the Bradshaw Mountains. 487 Peoria homes are for sale on ClozeEZ today.

Loop 303 is the only freeway serving it, but three exits, Vistancia Boulevard, Jomax Road, and Lone Mountain Parkway, feed directly into the community. Lake Pleasant Regional Park is 10 to 15 minutes north.

The community opened around 2004, developed by Sunbelt Holdings and Shea Homes, and was named the country's best master-planned community by the National Association of Home Builders in 2005. Planned build-out is about 10,500 homes across five villages: The Village at Vistancia, the age-qualified Trilogy at Vistancia, guard-gated Blackstone, Northpointe (opened 2020 on the highest ground in the plan), and the still-developing Five North commercial core.

Buyers should know this is a live construction environment, not a finished product: Northpointe and Five North are actively building, and the master plan added more than 450 acres as recently as the last two years.

Vistancia: frequently asked questions

What are the villages at Vistancia?

Five: The Village at Vistancia (all-ages, non-gated), Trilogy at Vistancia (an age-qualified 55+ community), Blackstone at Vistancia (luxury guard-gated), Northpointe (opened 2020 on the highest terrain), and Five North, a 320-acre mixed-use commercial core still in development.

Can the public play golf at Vistancia?

At one of the two courses. Trilogy Golf Club is open to public play; Blackstone Country Club is a private membership club managed by Troon Privé.

Is the Discovery Trail public?

No. The 3.5-mile trail is private to residents and their guests, and it functions as the community's main circulation spine linking parks, schools, and neighborhoods.

Yes, though it arrived late. Vistancia Point, the Fry's Marketplace-anchored center at El Mirage and Lone Mountain, was completed in 2024; before that residents drove to the Happy Valley and Lake Pleasant Parkway corner for groceries.

How long is the commute to Phoenix?

Roughly 25 to 35 minutes to downtown Phoenix and 35 to 45 minutes to Sky Harbor off-peak via Loop 303, with peak traffic adding 15 to 25 minutes. This is a car-dependent location.
